Frau Brunner!

3400 Maria Gugging

Description

At Frau Brunner’s.

If you needed something in Maria Gugging, you went to Frau Brunner. With a milk jug in your hand, or because you had run out of washing powder at home. Frau Brunner was an institution. She had everything you needed to keep everyday life running – and, almost incidentally, you would meet people there, too. A small shop that played a big role in the village. If you like, Frau Brunner was the local energy supply long before anyone talked about such things: for the breakfast table, the household and village life.

Today, this house in the heart of the historic village centre can become the centre of your life in a completely different way. For children and the whole family, an easel, or simply your very own ideas about how you want to live. There is plenty of room for all of that – and a little piece of Frau Brunner’s world has remained.

The house was built before 1931 and extensively renovated in many areas in 2016. The gas central heating, windows, floors and façade were renewed or refurbished, and the roof was re-covered. The character of the old house is still very much present, particularly in the high ceilings and its somewhat unconventional layout.

With around 140 m² of living space, it is worth bringing a little imagination when viewing the property. During the first tour, you may need a moment to find your bearings. By the second, you will probably already be mentally moving furniture around. The spacious living room offers plenty of room for a comfortable sofa area, books and a table where a larger group can gather. The bright kitchen already has a dining area – perfect for a quick morning coffee or a breakfast that is in no particular hurry to end before lunchtime.

At the rear of the house, a conservatory-style area was added at a later date. From here, the view extends across the garden and the surrounding greenery. The adjoining terrace could quickly become your favourite spot. It is quite possible that “I’m just going outside for a moment” will regularly turn into a much longer stay.

The 592 m² plot features a sunny, level garden behind the house with a pleasant, almost square shape. This is the kind of garden where you can put up a table without having to find a solution for one leg being shorter than the others. Vegetable beds, a play area and a sun lounger can all be accommodated comfortably on the clearly laid-out space, without having to divide the garden into different levels first.

Above the living areas is a huge, unfinished attic with exposed wooden beams and additional storage space. Whether it could be converted into something more would need to be assessed separately.

The house also has a basement. With partly vaulted brick ceilings and old masonry, this is where the history of the building becomes particularly visible – along with the need for renovation. The rooms are largely in unfinished condition and do not constitute additional living space. Depending on the level of refurbishment required, they could potentially be used for garden equipment or as a small workshop.

Life around the house has a pleasantly village-like feel: Maria Gugging is a small place where almost everyone knows everyone, and people still greet each other in the street. The kindergarten is within walking distance, while the primary school is around six to seven bus stops away. IST Austria is also close by. Almost proper country living – with Klosterneuburg and Vienna within easy reach.

Those considering further development will also find some interesting parameters here: according to the available zoning and development plan, the property is located in building land designated as a core area, with a maximum of six residential units, 60% building coverage, closed construction and building classes I/II. Its location within the historic village area worthy of preservation requires any development to respect and integrate with the existing historic character. The specific feasibility of any project must be clarified with the local building authority.

This house is for individualists who appreciate its quirks and see potential in its corners and edges. Despite the extensive work carried out in 2016, the age of the building is becoming apparent again in some areas, and further renovation will be required beyond the basement. Anyone wanting to realise their own ideas here should therefore bring not only imagination, but also a willingness to invest a little more time, work and money.

The asking price reflects the current condition while also making you take notice: you do not come across this much space for your own ideas at this price every day.
