Description

Sometimes, surprisingly little house is needed to accommodate quite a lot of the good life.

Not far from IST Austria, the elite university in Maria Gugging, lies this approximately 639 m² large plot of land. Politically, it already belongs to Hintersdorf, but geographically, it feels much closer to home in Klosterneuburg. One of those locations where the municipal boundary says one thing, but daily life feels quite different.

From the street, the plot reveals little at first. While many houses in the area are immediately adjacent to the street, this one intentionally keeps a low profile. The small wooden house is set back well into the garden, almost nestled against the forest. Only when you enter the property and follow the gently descending path does it fully reveal itself.

An own well is available and has so far been used for watering the garden. The associated house water pump was renewed in 2026 and still has a warranty. Especially with a plot of this size, this is one of those details that will be appreciated especially during the next dry summer.

Of course, the little house dates back to 1970, and of course, a new owner can bring their own ideas. But here, nobody starts from zero. The house stands, it works, it can be heated, and it is not waiting for a big staging. Maybe a bit of fresh paint, maybe new ideas— but primarily, it awaits people who recognize how pleasantly little one actually needs when everything around is right.

A manageable house, a well-utilized garden, and the forest immediately behind. Close enough to Klosterneuburg to organize everyday life conveniently, and far enough into nature to leave it behind for a while.
