3422 Altenberg

Description

For more than 100 years, this house has stood here in Altenberg, and clearly, someone chose a rather good spot for it back then. Perched on a hillside, surrounded by greenery and at one with nature. With wonderful views across the surrounding landscape and a 1,487 m² plot that, by today’s standards, almost feels like a little luxury.

Within walking distance of Altenberg railway station, this hidden gem sits on the northern side of the road. Barely noticeable from below, it is tucked away a little higher up among trees and lush greenery. The garage is located right by the road, while the house itself is reached via steps and a small garden path. And with every step, a little more comes into view: the beautifully maintained garden, the charming house and, above all, the magnificent panorama that opens up across the surrounding landscape. The moment you turn around and look over the rooftops and treetops towards the Danube, you understand why this house has been standing in exactly this spot for more than a century.

The house itself is completely true to the style of the year in which it was built. Long and elegantly laid out, with almost three-metre-high ceilings, unconventional by today’s standards and all the more charming for it.

With almost 100 m² of living space, it is surprisingly generous. Beautiful old parquet floors, tall windows and ceilings of nearly three metres tell the story of a time when houses were simply built differently. A house for people who have a soft spot for old walls, who appreciate authenticity and who prefer a little history to flawless perfection.

There are plenty of possibilities when it comes to making the space your own. On the side facing the view, two generously sized living rooms form the heart of the house, complemented by smaller rooms that can serve as bedrooms, a dressing room, an office or whatever else you may have in mind. The entrance area, kitchen and bathroom are located on the hillside side. At the very back, the character of the house changes once again: a small surprise awaits in the form of a later-added, partially glazed conservatory. It connects the house beautifully with the garden and leads directly out onto the terrace.

After all these years, it is no longer possible to state the exact size of the house down to the last square metre – the original building plans did not survive the past 100 years at the local building authority. The house itself certainly did, and remarkably well at that. It was comprehensively renovated around 1990, and it is clear that it has been carefully looked after ever since. Some of its original character was preserved, while other elements were adapted over the years – resulting in exactly the combination of old, well-maintained and slightly unconventional charm that makes this house so special today.

And the garden has received at least as much care and attention over the years. Particularly beautiful is the generous, level garden area directly beside the conservatory, which almost feels like a little garden of its own. This is probably where most of life will take place in summer: the conservatory opens directly onto the terrace, a sheltered seating area awaits beneath the pergola, with a built-in barbecue right beside it. All around, lush and lovingly maintained planting provides plenty of privacy. There is even a palm tree, completing the almost Mediterranean atmosphere. It is one of those places that immediately creates pictures in your mind – long breakfasts, friends gathered around the barbecue and summer evenings that are allowed to last just a little longer.

From this sheltered level, the 1,487 m² plot continues further up the hillside, gradually becoming more natural and untouched. While behind the house you almost disappear into your own private green world, the other side once again opens up to reveal magnificent views across the surrounding landscape towards the Danube. Two completely different sides of one garden – and each with a charm of its own.

The existing heating system is currently defective and will need to be replaced – a technical chapter that the next owner can therefore shape according to their own preferences. On the other hand, the ongoing running costs are pleasantly modest, currently amounting to less than €100 per month.

And perhaps the best thing is that this house can simply be appreciated for what it is: well maintained, a little different, rich in history, surrounded by even more greenery, and occupying a spot that someone chose exceptionally well more than 100 years ago.

Sometimes, people back then simply had pretty good ideas, too.

Call me and let yourself be enchanted. You may be surprised by what is possible on your own piece of land – even at a surprisingly modest price.
