VERKAUFT - Der Schatz am Silbersee!

Description
Sometimes even Winnetou needs little more than a wooden house that lightly hovers above the ground and a terrace with a view of the lake. Ancient trees frame the summer like a living painting. And the feeling of having arrived – right in the green, on the edge of the city, yet far from everyday life.
This quaint stilt house in the small garden area of Höflein, with an area of approx. 30 m², was built in 1929 and last extensively renovated in 1992. It stands on a flat leasehold property of approximately 480 m² belonging to the Stift Klosterneuburg – the monthly rent is about € 120. The adjacent Silver Lake serves as an extraordinary spectacle and at the same time as a natural wonder, where every year two swans raise their young.
The house itself is a classic wooden frame construction, characterized by warm wood both inside and out and lovingly maintained – ancient, quaint, and with its own unique character.
You enter the house via the front terrace overlooking the lake. From there, the path leads directly into the small but charming kitchen with garden view – a place that offers more than one might expect at first glance. With its loving details, view of the greenery, and the morning birdsong through the open window, it becomes a place where even breakfast turns into a small ritual. Opposite is the compact bathroom with shower and toilet, simple yet functional.
At the back of the house, a single large room opens up, serving as a living, dining, and sleeping area – equipped with a cozy corner bench and a stylish cannon stove.
Another detail for the discerning: A „no power“-switch that disconnects the electrical current in the house – for particularly restful sleep in absolute quiet. Water is sourced from a private well.
In summer, everything takes place outside anyway – under the ancient linden tree that provides pleasant shade or right by the water. Your children will squeal with delight, and no one will be disturbed by it. There is almost no neighborhood.
In the attic – accessible only via a pull-out ladder – there is a secret little retreat that was probably never officially approved as living space, but represents a true adventure paradise for children. For adults, it becomes a bit cramped and cumbersome, but that is exactly part of the rustic charm of this place.
Under the house, there is practical storage space, a small workbench, and everything needed for the garden – from the rake to the hammock hook.
The Danube is only a few steps away – it exudes a fascinating calm that feels almost magical. One can watch the flowing water for hours, which never stands still, and in doing so feels the special power of this place.
The property is designated as a preservable structure in green space – this means: As long as it stands, it may be preserved, but a new building would not be possible; however, a small extension can certainly be discussed. What remains is a genuine summer residence with soul, inviting you to pause, switch off, and breathe deeply.
And if you ever want to go out? The Danube bike path leads directly to Klosterneuburg and further to Vienna – just hop on the bike and off you go. Buses and trains are also quickly accessible if you prefer to leave the car behind. And when the craving for a schnitzel or an ice cream arises: The Silver Lake Inn is just around the corner, and a few other restaurants and leisure options are also nearby. Vacation feeling included – as often as you like.
Important to know: In case of flooding, it can happen – right in the midst of it all instead of just nearby – but that’s exactly what adds to the charm and adventure factor for many. A place that is not just a temporary home, but a way of life.
